Okay, I guess there’s no way to absolutely guarantee a sale of your home in Canberra, however if you currently have your home on the market in Canberra and you’re not happy with how things are going then here are a few tips to help you get things back on track.

Refresh your marketing

Effective marketing is vital for a successful sale.  Quality professional photography is an absolute must.  As I’ve mentioned before on this website, photographers in Canberra are not all of the same standard.  If your photos look amazing then you will be inundated with buyer enquiry, if the photos are average then the number of buyers who come will be much lower.

Marketing isn’t simply your photos though, it’s everything that a buyer sees before, during and after inspecting your home.  It’s the photos, the marketing text on your website and your brochure.  It’s the signboard, the floorplan and your ad in the paper.  It’s also the way that your home is presented when the buyer comes for the inspection.  Have you made the bed and put the dishes away?  Have you taken the dog for a walk and opened the curtains to let in natural light?

If you’re not happy with how things are going then maybe you should have a look around the house as if you were a buyer.  Can you see any cracks in the wall, or is the paint flaking from the ceiling in the bathroom?

Perhaps think about having your photos retaken.  Maybe the photographer didn’t get the best angles when he was at the property or a crucial element of the home was missing from the photos.  Maybe it’s time to think about what other advertising mediums might be worthwhile investing in.  Are you missing out on your buyer because you are not advertising your home where they are looking?

Try a different approach

There are really only two ways to sell a home in Canberra; Auction or Private Treaty (For Sale).

Private Treaty can be wrapped up in many different variations such as By Negotiation, Fixed Price, Buyer Range or Offers Over.  At the end of the day these are all still the Private Treaty method of sale.

If you have your property marketed By Negotiation perhaps you’re missing out on buyers who would prefer to see an advertised price.  If you haven’t tried Auction perhaps this could get you the result you are looking for.  If your house is advertised at offers over $465,000 perhaps changing the price to $479,000 may get a better result.

I’ve taken over the sale of many properties that were lying on the market with other agents for months and sold them in a matter of weeks simply by trying a new approach.  Perhaps this is just what you need for your sale.

Call in an interior designer

Sometimes when we live in a home for many years we just get used to how things look and we don’t think outside of the box.  The cost of getting a qualified interior designer to inspect your home and give advice on your furniture and decorations is very minimal.  Perhaps it’s worth paying a few hundred dollars to see if there is anything that you can do to rearrange your furniture to make the flow of the home more suitable, or maybe adding a nice mirror in the right spot will help bring more natural light into a room.

Reevaluate your price

The price of your home is a very touchy subject for some agents to deal with.  Every seller wants to get the best price for their home and some agents may have a problem telling you the stark reality that the price you want for your home is not achievable.

If your home has been on the market for a few months and you are getting lots of inspections but no offers then it’s possible that the price you are asking is too high.  Perhaps you should sit down with your agent and ask them if they think the price is the reason your house is not selling.

Get a new opinion

If your agent has not sold your property after several months of sitting on the market it might be time to refresh your agent by choosing someone else to facilitate the sale of your home.  As you get tired of your property not selling, your agent does as well. Getting a fresh person in to reawaken the process might be just the fix your sale needs.
