When it comes to selling your home in Canberra, it is important to consider all factors that have the potential to impact on the result of the sale. One of these factors is selecting the right time of year to list your property and which season will best showcase the home to its full potential.
Generally, winter is not the first season that people think of when selecting the right time to sell their home. Canberra is notorious for its cold winters. Frosts kill the lawn, trees have no leaves and overall the garden looks lifeless. Inside is not much better with homes feeling damp and cold.
As a result, most people choose to hold off on their sale until the warmer months to encourage the best possible price for their home. While Spring is traditionally thought to be the prime season for home buying, people buy and sell houses throughout the year – the need to relocate for a new career, for health reasons or the urge for new life experiences can happen at any time.
What does this mean for the active buyers in the market? Quite simply, there aren’t many homes to choose from.
Here are a few reasons why Winter may be the right time for you:
1. Less Competition
Most sellers don’t put their home on the market in Canberra between the months of June & August. So the buyers who are in the market now have less to choose from; which means you may be at an advantage selling when most sellers are waiting.
2. Opportunity to get a Higher Price
By marketing your house early you may be able to secure a higher price. While the buyer may have thirty homes to compare and choose from in October, there may only be ten homes that fit their criteria in July. If they are motivated to buy, they will have to choose one of those ten homes.
3. More Serious Buyers
There may be less buyers around and less inspections of your property but the buyers who are looking are usually highly qualified and keen to purchase.
4. Better Timing
By selling your house during the winter months you will be in an excellent position to capitalise on all the new homes that hit the market in Spring.
5. We have the internet
Long gone are the days where buyers picked up a map of the local area and jumped in the car for a drive around to see what homes were on the market. According to recent research, nine out of ten home buyers are searching online – at work, on their iPhone, their iPad, and from the comfort of their own living room. The weather is therefore irrelevant.
These are just a few reasons why now may be the right time to sell. If you’re currently considering a move and you’d like a confidential chat, please feel free to call me to discuss on 0423 900 640.
